Overview
Live Oak Contracting was brought on as lead contractor for Atlantic on the Avenue, an apartment complex consisting of 202 units, a clubhouse, and three garage buildings located in North Charleston, South Carolina. Over the spring, the developer wanted to move forward on a second, larger project with four buildings and a total of 268 units. However, the developer’s bank was unable to provide funding for the new project until Atlantic on the Avenue was closer to completion.
Approach
Live Oak Contracting determined that the best course of action would be to advance the Atlantic on the Avenue project by bringing on more workers to begin framing for the second building. However, due to an intense labor shortage in the industry, the framing contractor currently on the project would not be able to quickly increase his workforce. Live Oak was able to renegotiate the contract with the original framing contractor to reduce the scope of his project. This allowed the team to bring on another framing company to begin work on the second building at Atlantic on the Avenue without increasing the overall cost of the project.
Once on site, managing two framing teams required close attention due to a limited amount of workspace. Live Oak worked with material suppliers to stage the site for both contractors, ensuring that each one had all of the necessary materials to maximize their efforts. Live Oak also worked with the truss manufacturer to obtain trusses from two different plants at once to make sure the amount of trusses needed would be available when the building was ready.
Outcome
Because Live Oak has close relationships with its subcontractors and suppliers, they were able to complete the additional work required to meet the bank’s time frame. As a result, the developer was able to start the financing process needed to begin development on the second project. The project, now in the pre-construction phase, will break ground later this year and will utilize the same contracting, management, banking, and design teams as the Atlantic on the Avenue Project.
