Project Manager: Position Summary
The Project Manager is responsible for the overall supervision, direction, completion, and financial outcome of Live Oak Contracting’s projects. This includes managing contractual requirements, agreements with trade partners, work performance, budgets, schedules, and risk mitigation. Represents Live Oak Contracting in building relationships with owners, developers, subcontractors, and vendors. The successful candidate is experienced in multifamily construction and exemplifies Live Oak Contracting’s core values. Must be willing to regularly travel to jobsites across the East Coast, but based at our corporate office in Jacksonville, Florida.
Project Manager: Core Responsibilities
- Manage all aspects of multifamily residential construction projects from initiation to completion, ensuring adherence to project timelines, budgets, and quality standards.
- Communicate proactively and effectively with a high level of professionalism, honesty, and integrity. Serve as a client contact ensuring quality and service levels, manage client expectations, provide expert consultation, and resolve disputes.
- Collaborate with architect and engineering teams to review plans, specifications, and drawings, providing input to optimize construction processes and achieve project goals.
- Oversee performance of all trade contractors and review architectural and engineering drawings to make sure that all specifications and regulations are being followed. Manage, track, and follow-up on all RFI’s and Submittals.
- Manage project finances, including budget, buy-out, schedule of values, job costs, requests for payment, monthly owner billings, monthly cost reviews, subcontract change orders, and owner change orders.
- Develop and maintain schedules, budgets, and cost control strategies while identifying and mitigating potential risks and issues.
- Ensure construction activities move according to predetermined schedule and project profitability forecast, monitor the progress of construction activities on a regular basis and hold regular status meetings.
- Conduct regular site visits to monitor progress and resolve issues.
- Execute the project in accordance with plans, owner contracts, subcontracts, purchase order agreements, service agreements, and master service agreements.
Project Manager: Qualifications
- Minimum of 5 years of experience in project management, with a focus on multifamily construction.
- Bachelor’s degree in construction management, Engineering, or related field or the equivalent combination of education and experience.
- Strong knowledge of construction methods, building systems, and industry best practices.
- Proven track record of successfully managing multifamily projects from start to finish.
- Excellent collaboration, communication, and interpersonal skills.
- Must be computer literate and able to use applicable software consistent with responsibilities.
