As Preconstruction Manager at Live Oak Contracting, Ryan Osborne leads the company’s estimating, budgeting, and value engineering efforts, helping guide projects from early concept through construction start. Since joining Live Oak more than seven years ago, he has played a key role in supporting the company’s expansion across Florida and the Southeast, working closely with developers, design teams, and trade partners to align project scope with financial goals and establish a strong foundation for successful execution.
Ryan brins over a decade of experience in multifamily, senior living, and commercial construction, contributing to the planning and delivery of thousands of residential units and large-scale developments. His expertise includes procurement strategy, subcontractor coordination, constructability analysis, and competitive bid development. With both technical estimating expertise and hands on field experience, he provides practical insight that strengthens decision making, improves project efficiency, and supports successful outcomes for Live Oak’s clients.
Ryan holds a Master of Business Administration from Drury University, a Master of Fine Arts from the Savannah College of Art and Design, and a Bachelor of Architecture from the University of Noth Carolina at Charlotte. As Live Oak continues its growth as one of the Southeast’s leading multifamily contractors, Ryan remains instrumental in strengthening the company’s preconstruction operations and supporting its continue success.
Originally from Charlotte, North Carolina, Ryan now calls Jacksonville home, where he relocated to be closer to family. He enjoys spending time with his wife and two young children and is actively involved in the local community. Outside of work, he enjoys home improvement projects and designing and building custom furniture.
