Project Superintendent: Position Summary

Reports to: Director of Field Operations
Location(s): Florida, Carolinas
The Superintendent coordinates all site construction activities and supervises all field personnel as required to successfully complete the project on schedule and in budget. Responsible for the daily management, supervision, planning, scheduling, and coordination of all aspects of our multifamily construction projects. This includes running day to day operations, controlling quality and expenses, ensuring projects are constructed consistent with the contract documents, and oversight of third-party subcontractors. Represents Live Oak Contracting in developing and maintaining relationships with trade partners, owners, and developers throughout the construction process. Successful candidates will have experience in multifamily construction and exemplify Live Oak Contracting’s core values.

Project Superintendent: Core Responsibilities

  • Coordinate and supervise all field construction activities
  • Direct all field personnel and trade partners to complete the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications
    • Coordinate material deliveries
    • Schedule inspections as necessary throughout the construction process
    • Understand the project plans and specifications before any scheduled work is performed
  • Manage and transmit all job site documentation, including daily reports, safety meetings, material delivery tickets, job site photos, timecards, reimbursements, etc.
  • Maintain positive relationships with all clients, trade partners, suppliers, and other employees
  • Prepare schedules and supervise procedures for final punch list performance
  • Promotes job site safety encourages safe work practices, and rectifies job site hazards immediately
  • Administer on-site safety meetings weekly with sub-contractors
    • Weekly safety reports are to be sent electronically to the project manager
    • All safety reports must be printed and included in the job site safety folder in the job site trailer
  • Maintain an organized job site
  • Including material laydown areas, interior of buildings, and construction trailer
  • Proactively identify and solve problems
  • Willingness to travel

Project Superintendent: Qualifications

  • 6-10 years of related construction experience; multi-family preferred.
  • Able to manage multiple competing priorities in a deadline-driven environment.
  • Strong attention to detail and the ability to produce work that is accurate, complete, and error-free.
  • Ability to communicate effectively and work collaboratively with others.
  • Success factors include reliability, positive attitude, professionalism, and an eagerness to learn.
  • Ability to collaborate with senior management and interact with clients, subcontractors, and vendors
