Case Study: Post & Main | Live Oak Contracting

Overview

Post & Main is a 186-unit development situated along the shores of Old Saybrook in Fenwick, Connecticut with a project value of over $24 million. It is comprised of eight apartment buildings, six garage buildings, and a 4,000-square-foot clubhouse with luxury pool. Construction began on the project in December 2015 and was completed in Summer 2017. The project was budgeted for $24 million.

As the full-service general contractor for the project, a core focus of ours was convenience and to find the right methods to bring this concept to fruition. We worked closely with the developers and architects of Post & Main during the pre-construction phase to ensure all needs were met, laying the foundation for a successful completion.

Project Details

With the concept of convenience and accessibility being the core of its construction, Post & Main’s location was strategically placed right off I95, giving tenants with vehicles direct access to the North and South. The project’s location was also chosen due to it being within walking distance to the Old Saybrook Train Station which provides tenants direct routes to New York City and Boston. This accessibility to public transportation has provided residents with direct connectivity to major highways, major cities, and the surrounding community.

An enclosed Package Concierge was built to facilitate the management of packages without being exposed to the elements. The concept consists of tenants receiving an email with a unique code that allows them to access a locker containing their delivery. Once the package is received, the locker is then secured and used for another shipment, keeping the flow of deliveries ongoing. The buildings were also designed with vestibules to reduce the infiltration of air, therefore conserving energy and providing tenants with more comfortable accommodations.

The clubhouse was built with unique design features including an oversized Scrabble board on one wall to promote a sense of community. The clubhouse interior also includes a tile fireplace with built-ins, multiple comfort seating areas and reading nooks, a game area for shared use, and a coffee bar. On the pool deck, a fire pit was installed with lounge seating surrounding the structure as well as a covered outdoor kitchen including a bar and grill area and roundtables.

Our Division Manager, Jim Cox, previously worked with one of the principles of this project which provided a solid working relationship from the beginning.

This positive relationship has also led to new projects including the Residence at Gateway Commons in Maine as well as a new multifamily development in Connecticut which is breaking ground later this year.
